Only responding to the cleaning bit – cleaners are more expensive than you’d expect for one time deep cleans. It depends on the area, but we just paid 420 for a deep clean and that didn’t include the oven or the carpets.
Nal bit some of what you describe is normal wear and tear…. Nail holes?? Scraped walls? Around here you have to paint between tenants anyway and carpet clean for sanitary reasons.
NAL, but when I rented, I ALWAYS recorded the final walk-through of the property with the LL in case something like this came up after the fact. Helped me dispute extra charges and I got my deposit back after confronting them about nothing they alleged after the fact being brought up in the walk-through.
This is why you do walk throughs. before, after and during, tenancy, jointly. this is the reason you want to be present when LL is inspecting the property. Do you have any evidence of your claims that coincide with your narrative ?
When your landlord says “ I’ll be inspecting the property you don’t have to be here” you should be there! and take photos and discuss this stuff. so when move out day comes it’s not three years of repairs thrown on you.
