Hey everyone 👋, I need your expertise on what to do with $300k 💰! Here’s our situation:
– Married couple in our 20s with 3 kids
– We own a Duplex that nets $1,600 a month
– Mortgage is $3,300 a month
– No debt besides our 2 properties
– Recently put savings into a 5% HYSA
So, what should we do with the $300k? Are there better options than just a HYSA? Here’s one suggestion:
– Consider investing in another income-producing property 🏡
– Look into diversifying your investment portfolio
– Create an emergency fund for unexpected expenses

Edit- Duplex nets $1,600 after tenants rent.
Single family home is $3,300 a month.
Do you have a 401k, roth ira, hsa, 529’s? Whats your income. Assuming you earned the 300k vs inheritance.
If it was me i would put 100k on mortgage, 100k in VTI or Vanguard 2070, and 100k in hysa as emergency fund, if 401k, roth ira, hsa and 529s are topped up. I am probably gonna get bashed for saying put some on mortgage, dont care, no such thing as good debt. Imagine cash flow being 3300 more per month
A good no load growth mutual fund. Over time it should double what you get in a HYSA.
Depends if the $300K is a pot of cash that you might want to access in a few years or is it retirement cash?
