Hey everyone! 🏡💰 Looking for some advice on the best townhouse options around Auckland under $900k – specifically, comparing a couple of listings in Otahuhu and New Lynn. Here are the key features of each:
📍16 Brady Road, Otahuhu:
– 187sqm total floor space with a huge enclosed basement garage
– Backs directly onto a reserve, great for outdoor space
– Close to motorway on ramp for easy access
📍18 Riverview Road, New Lynn:
– Less floor space but more land with a private garden area
– Architectural design features and better school zone options
– Close to Kelston Primary School

Is there a reason you go for townhouses? I think you could possible get standalone houses with 900k, maybe closer to Henderson?

I don’t know the areas but if I was going to choose between house only I’d go for the new Lynn one. The otahuhu plan is odd – the kitchen is far too small for the size of the house (and where are you meant to put your fridge) and the toilet is directly off the lounge area where you sit. Based on these poor basic planning fundamentals I’d also question what else is done poorly construction-wise.
Consider the North Shore. Good bang for your buck financially and the public transport options into the city are excellent – bus lanes on the major routes making the commute fast no matter what the time.
I wouldn’t buy a place next to a school. Too hard getting in and out of your property during the drop off and pick up times. Plenty of parents blocking driveways etc
I ve gone and seen riverview road property as I am on the hunt as well, honestly there are better properties out there for less price …but still out of my budget haha
Although the house is nice it’s not practical at all.
Room on the first floor fine no issues, but get to 2nd floor, the dining and living literally are in one, where you set up the dinning area you may not be able to set up a lounge or a tv, kitchen space not practical, the study yes is good but again not practical you can just put a tiny desk in there and a chair and that will be all you won’t have much room to play with.

I put an offer in but the owner is in lalaland and you ve obviously got the budget to be able to get it easily
Heaps of new townhouses in Te Atatu South and Te Atatu Peninsula. In general, Te Atatu is not too far from the CBD with decent public transport connections and has decent schools in zone.

2 cents from me.
– New Lynn over Otahuhu, they are both well located but Otahuhu is much worse socioeconomically.
– Consider other locations close to train lines particularly West as travel times are quite quick once CRL is completed e.g. Glen Eden is under 30 min.
– Offer at least 10% under asking as vendor desperation levels are very high right now.
I have seen few listings in new development site in Mangahoe road at Mt Wellington
